However, a semi-detached home shares one central wall with the neighbouring property – this is known as the party wall

One of the primary implications of purchasing a detached or semi-detached home is privacy. For many homebuyers – particularly in Toronto, privacy and seclusion are foundational values in a home and neighbourhood. While detached homes offer barrierless opportunities for renovation (within municipal and provincial law), certain modifications to semi-detached homes may entail logistical, legal, and relationship complexities.  

To avoid hostility or potential dispute, homeowners must consult their neighbours on renovations occurring near to or directly involving the party wall. Further, both parties must sign a legal document – known as a Party Wall Agreement before commencing work. 

Even with an agreement in place, conflicts may arise in the event of one party undertaking substantial projects in a way that negatively impacts their adjoined neighbour’s quality of life or perceived property value. However, these occurrences are relatively rare and the prospect of such a situation should not dissuade potential purchasers from expressing interest in a semi-detached home.
